There was a time when CDs would produce a respectable 4%+ yield. Nowadays, you’ll be lucky to find a 5-7 year CD that provides anything above 2.5% The great thing about CDs is that there are no income or net worth minimums to invest, unlike many alternative investments, which require investors to be accredited. Anybody can go to their local bank and open up a CD of their desired duration. Furthermore, a CD is FDIC insured for up to $250,000 per individual, and $500,000 per joint account.
That’s a nice read! I love your many tangible ways mentioned to make passive income unlike certain people trying to recruit others by mentioning network marketing and trying to get them to join up and sell products like Amway, Avon, Mary Kay, Cutco or 5Linx. People get sucked into wealth and profits and become influenced joiners from the use pressure tactics.
But, you don't need to go further than that. You can simply write it and publish it and collect the income. That's all. Send out a couple emails to your list (if you have one) or post it on social media, and there you have it. Passive income. Now, the amount of income you receive depends on the quality of the book you've written. How well did you craft the message? How targeted was the information to your audience? It counts.

Online courses have exploded in the past five years. Experts and creators can now create video courses to teach others their craft. A course can be about anything that people want to learn. Friends of mine have created courses and say the amount of effort is similar to writing a book. But once its done and starts to sell, it’s a solid passive income stream.

Blooom: Blooom works very differently from many of the other robo-advisors. It helps specifically with your employer-sponsored accounts (401k, 403b, 401a, and 457 accounts). Blooom will go through all the investment choices and make adjustments for you. The service also automatically rebalances the account as it grows. Finally, the equation which represents Formula 3 in the image above leads us to the valuation of residual income. It’s worth mentioning that, in spite of similarities between this model and DDM and DCG, this model is the most appropriate for companies who don’t pay dividends, or who have a track record of several years of negative cash flows, but are expected to shift to the positive in the future.
The doctor or lawyer, for instance, could use her or his income to invest in a medical start-up or buy shares of medical companies he understands such as Johnson & Johnson. Over time, the nature of compounding, dollar cost averaging, and reinvesting dividends can result in her or his portfolio generating substantial passive income. The downside is that it can take decades to achieve enough to truly improve your standard of living. However, it is still the surest path to wealth based on the historical performance of business ownership and stocks.
For most of us, if you want to increase your income, you usually have to put in more time. Either that, or find a job that will pay you more per hour or for the physicians out there, do what reimburses you the best. We spend tons of time trying to figure out how to gain a promotion, find another job that will pay us more, or rearrange our schedules so we can get some overtime.
P.S. I also fail to understand your fascination with real estate. Granted we’ve had some impressive spikes along the way, especially with once in a life time bubble we just went through. But over the long term (see Case Shiller real estate chart for last 100 years ) real estate tends to just track inflation. Why would you sacrifice stock market returns for a vehicle that historically hasn’t shown a real return?
That income is considered residual income because as long as the apartment is rented and the rent is collected, the income is earned without additional effort. The effort came when the property was purchased and a tenant was found. Each month after that, the money automatically is paid without buying the apartment again or finding the same tenant each month.
