Nobody gets early FI investing in bonds, CD’s, or even stocks unless they make a huge income or are extremely frugal or a combination of both. Paper assets just don’t provide enough returns. Business income can be great but it is typically not as semi-passive as I would like and there is a relatively high failure rate. That is if you can monetize an ideal to begin with. RE investing needs to be higher ranked IMO as a way that the “average guy” can become FI.
Secondly – and this is just quibbling – I’d change that risk score. The risk of private equity is incredibly high and should be considerably riskier than bonds! You are providing a typically very large amount of capital to one business that you agree to have no control over, and the success or failure of that business over a locked, predefined term determines your return. And in the few deals I’ve negotiated for clients, my experience has been that there are often management fees, performance fees, etc. that may cut into your potential gains, anyway. You’re putting a lot of eggs in one basket, and promising an omelet or two to the management no matter what. You really need to be confident that you found the next Uber before you take this giant risk!

It’s important to understand that residual income doesn’t have the same meaning for equity valuation as it does for personal finance. That’s because it doesn’t entail leftover cash, or so-called disposable income, but it has to do with the income that a company generates, after accounting for capital costs, according either to CAPM (Capital Asset Pricing Model), or APT (Arbitrage Pricing Theory). In other words, residual income valuation is the money the company is likely to be left with, once it covers opportunity costs (or risk costs), relative to the book value of Shareholders’ equity. Bear in mind that firms have no legal obligation to compensate shareholders, like they do for bondholders. However, without this form of compensation for the risk they’re taking with their investment, it’s unlikely they will attract investors. Here’s all of the above, laid out in a plain math formula:

Given the growth in the sharing economy, your junk can start to pay for itself. For example, if you have some awesome vintage furniture inherited from your grandmother sitting in a storage unit, you can rent this out to photographers for their “styled shoots” which are becoming all the rage. If your furniture is more modern but you still can’t bear to get rid of it – perhaps a home stager will be interested.

The product you promote online should be something you’re knowledgeable about and that you believe is high quality. Common sense, right? You’d be surprised by how many affiliate marketers forget that principle, but that’s a whole other story.

If you target the right people and you're able to create the right message that appeals to your audience, you might just hit a home run. An automated webinar often involves the creation of a webinar funnel. That includes, not only the webinar, but also the email sequences, and possibly a self-liquidating offer, and maybe some done-for-your services and up-sells.
Think of yourself. What are your interests, passions, and hobbies? What is the one field to which you could contribute with added value? Think of this as your UVP (Unique Value Propositions), formulated in terms of “I could be the number one resource on (…)”. Insert your field of choice at the end of that proposition, then try to make it as narrow as possible.
